Loose or rotten deck boards may be a surface repair, but a soft area or moving balustrade calls for a closer look at the supporting structure before anyone walks on it.
What the damage may mean
Splintering boards, raised fixings and local decay can sometimes be dealt with board by board. Bounce, extensive softness or movement at a rail may point below the surface. Keep off any unstable area and describe it from a safe position.
Repair, replace or investigate
Check the visible frame, fixings, drainage and board condition before choosing a local replacement. A sound frame permits a different scope from damaged bearers or posts; structural repair or a full rebuild requires verified capability and site conditions.
Scope and boundaries
Cleaning, sanding and oiling alone are distinct from a repair and are not included automatically. Composite systems, load-bearing frame changes and balustrades need their own assessment and qualification boundaries. Never remove boards for a quote photo.
